Every development begins with understanding its location. Before considering what might be built, we examine the surrounding neighbourhood, its character and the way people live there.
We look at transport connections, local shops, schools, healthcare, green spaces and the wider community.
Our objective is to recognise locations where a thoughtfully considered development could respond to genuine needs and make a positive contribution.
A promising location does not automatically make a viable development.
We examine the site's physical characteristics, planning considerations, market demand and potential development costs. Funding requirements, timescales and commercial risks are assessed alongside the opportunities.
This work helps establish whether a scheme has a realistic basis for progressing, and sometimes leads us to conclude that a site is not right for Rocket.
Once the opportunity has been established, we bring together architects, planning specialists and other professional teams to explore what the site could accommodate.
The scale, proportions, materials and relationship with neighbouring buildings are carefully considered.
Within the homes, attention turns to practical layouts, natural light, privacy, accessibility, energy performance and usable outdoor space.
Each decision contributes to the quality and character of the proposed development.
Our approach brings the commercial and human considerations together.
A successful scheme must have a sound financial basis, but it must also work for the people who will live there and the community around it.
